Why should I work with a broker?
A leasing office can only sell you its own building. A broker works for you, across the whole market, whether you're leasing an apartment, buying a home, or selling one. Instead of visiting leasing offices one by one, you get one shortlist built from properties across downtown, the neighborhoods, and the suburbs, matched to your budget, move-in date, and must-haves, and we compare true costs (rent after concessions, parking, pet fees, and deposits), so there are no surprises at signing.
We track current specials and concessions building by building and confirm them before your tour, book every appointment around your schedule, and walk you through the application or contract paperwork from start to finish. And it isn't luxury-only: “luxury” in our name describes the level of service, not a price floor, first apartments, family homes, downsizes, and high-end residences alike get the same care. One relationship, start to finish: Steve builds your search, coordinates your tours or showings, and stays your direct line for renewals, transfers, and your next move.
Will using a broker limit my exposure to options?
No, it's the opposite. A single building's leasing office can only show you its own property. We search properties across downtown Chicago, the city neighborhoods, and the suburbs, and build one shortlist around your budget, move-in date, and must-haves, including buildings you'd never find on your own.
What is the difference between market rent and net rent?
Market rent is the face rate on the lease, the number in the listing. Net (effective) rent is what you actually average per month after concessions: one month free on a 12-month lease, for example, brings the net well below the market rate. Specials change constantly, which is why we compare buildings on true cost, rent, parking, fees, and concessions together, not just the headline number.
How does the process work, step by step?
Start with the inquiry form or a call: your move-in date, budget, bedrooms, parking, pets, and must-haves. Steve builds a personalized shortlist from current availability and confirmed specials, then books and confirms your tours at times that best accommodate your schedule. When you find the one, we help you get prepared and walk you through the application from start to finish, through approval and move-in day.
How far in advance should I start looking?
Most Chicago buildings release pricing and availability 30 to 60 days before a unit opens, so starting 45–60 days ahead of your move gives you the widest selection. Moving sooner? Current availability turns over daily, reach out and we'll work with what's on the market right now.
Which neighborhoods and suburbs do you cover?
Every one we cover, 167 neighborhoods and suburbs, from River North, the Gold Coast, and the West Loop to Lakeview, Logan Square, Oak Park, Evanston, and Naperville. Browse the neighborhood guide or search the full collection.
How are tours scheduled?
Around your availability. Tell us the days and times that work for you, and we book and confirm each appointment with the leasing offices in advance, so every building is expecting you, with the units you want to see ready to tour.
I'm relocating to Chicago from out of state. Can you still help?
Absolutely, many of our clients are. We start with a conversation and a shortlist by email so you can narrow the field from home, then schedule your tours around your Chicago trip. You'll see the right buildings, compare them with full context, and apply with guidance the whole way.
What do I need to apply for an apartment?
Requirements vary by building, but most ask for a government-issued ID, an application for each adult, and income and credit screening, commonly income around three times the monthly rent. We flag each building's requirements up front, before you tour, help you get everything prepared, and walk you through the application from start to finish, so there are no surprises at signing.
Are pets or parking deal-breakers?
Not at all. Pet policies and parking differ building by building, and we keep track of both for every property in the search, your shortlist is filtered to places that fit your life, and we confirm the exact pet terms and parking cost before you tour.
I found a building on another site. Can you still help me tour it?
Very likely, if it's one of the properties in the search, we can coordinate your tour and confirm its current pricing and specials. Send us the name through the inquiry form and we'll look into it.
